Our Funds


KM Squared operates three funds with distinct investment objectives. Each fund features a unique investment strategy and property portfolio. Funds target different risk profiles, hold periods, and return potentials.

Short Term Fund

  • Investment Outlook: 3-7 years
  • Sample Project: Acquisition of industrial properties in high density urban areas. Utilize high ceilings and mezzanine flooring for space reclamation. Convert to mixed-use live-work lofts with retail and warehouse.
  • Sample Value Add: Convert 4 story, 50,000 square foot building with 25' ceilings into a 8 story, 100,000 square foot building with 12' ceilings.

Intermediate Fund

  • Investment Outlook: 5-15 years
  • Sample Project: Acquisition of Low Density properties in suburban communities. Add value to existing properties through strategic conversions and complete infill development on the next market cycle.
  • Sample Value Add: Convert 20,000 square feet of industrial into live-work space. Develop extra parking lot acreage into pre-fab warehouse space.

Generational Fund

  • Investment Outlook: 10-30 years
  • Sample Project: Revitalization of poorly maintained ocean-front community in Southern California to align with transition to self-driving cars
  • Sample Value Add: Convert oceanfront hotel into apartments. Clean up surrounding beach and vegetation, eventually developing attached oceanfront acreage
